You have made the difficult decision to sell your home. Imagine you finally get an interested buyer but the buyers inspection revealed an issue that needed to be addressed before closing, (or required escrow). Now time is short, you may not be able to get the repair made in time so closing is postpone or cancelled. This may in-turn jeopardize the closing on the home you are buying. All of this causes a great deal of stress and expense on everyone involved, as moving plans and other buying and selling plans are effected. Although you may not look forward to addressing your maintenance items, nearly every home sold has a buyers inspection prior to closing. If there is an issue, it mostly certainly will be discovered. This could potentially cost much more if it results in postponing or losing the sale. Plan, prepare and know what you are facing in advance of a buyers inspection. Put your mind at ease, get your home inspected with Homefax at or prior to listing it for sale.
We begin to gather information the minute we answer the phone. First we will listen to you and answer any questions you may have. We will then ask questions about your home, to determine if you have any specific areas of concern and describe the inspection process. At that point, we are able to give you a price for the inspection and schedule a date and time, (usually within 48 hours of your call) for your inspection.
The inspector will arrive at the home and spend about 2 hours going through the mechanical systems of the home. This allows the inspector the opportunity to cover the in-depth inspection of the plumbing, electrical and heating systems without distraction, which may cause items to be missed. It also prevents the client from being required to spend 3-4 hours in the process. The inspector will then complete the report with the client, doing a complete walk-through and review while addressing concerns that may have been found.
At the completion of the walk-through, the client will have a printed preliminary summary report (or emailed) covering hundreds points. The final report will include details regarding each system of the home as well as written comments describing any deficiencies.
Payment can be made in advance or at the time of the inspection. We accept cash, check, Visa, Mastercard, Discover and American Express.
